With 2 separate 1/2 mile long driveways, one to access the top of the ridge and one to go down in the valley, this land has remained mostly untouched. It was purchased due to its resemblance to the deep woods of West Virginia, home to Raven's mother, Lisa Mahaney. The property is dear to us and we do everything we can to protect and maintain it in its natural state. It contains 4 creeks, hiking trails, a pond, and the top of a ridge. There are several endangered species including whippoorwills and two lined salamanders that reside at Raven's Retreat. There is an abundance of wildlife present due to keeping this property as wild as possible. While no hunting or fishing is allowed, wildlife viewing stations have been setup for guests to observe the creatures. Birdwatching is abundant here, and we are working with local environmental specialists to ensure that we create a thriving, healthy place for many types of wildlife. Our wellness trails have low human traffic. Feel free to explore them and challenge yourself. There is over a mile of hiking trails on the nature preserve. The elevation change from the top of our ridge to the deepest part of our creek bed is over 220ft. If you plan to hike our trails, please keep strong scents such as perfumes to a minimum. This is often overlooked, but it can be confusing and disturb the wildlife. We greatly respect our water, and have natural springs here on the property. We do not allow any hunting, fishing, or swimming on the property. Raven's Retreat Hocking Hills is a wildlife release site for orphaned and rehabilitated animals that have lost their families and been injured due to habitat loss and human encroachment. Always stay on the trails while on the nature preserve and practice leave no trace ethics.Guest accessGuests have access to hiking all of the trails within our 58 acres. We do not allow fishing, swimming, or hunting within our nature preserve at Raven's Retreat Hocking Hills. While you are here, we want you to feel completely welcomed and free to explore around the property while doing your best to leave the smallest footprint possible. Art Bungalow Rental Agreement/Conditions/Rules Thank you for considering our Art Bungalow for your trip. If you have questions before or after you book, message us. We are happy to answer those questions. Please read and agree to honor our terms and conditions/rules during your retreat stay. All you need to do is send us a message saying, "Yes, I have read and agree to your terms and conditions". ● Check-in 4:00pm or any time after. ● Check-out 11:00am (late checkout causes great stress to our valuable/hardworking cleaners) - we do not allow that unless the late checkout is discussed and agreed upon in advance. ● All guests must be listed on reservation, unlisted guests, or guests exceeding maximum Art Lodge occupancy will be charged $200/night. ● Minimum rental age is 25. Copy of government-issued photo ID required. Guests who booked the property must have an ID that matches the name on the credit card used to book, and must be present during check-in until the end of the stay. ● No parties/events unless agreed upon in writing, in advance, with the host. Talk to us about your plans; we want you to have a great time! As locals, we can also help make suggestions to help plan your gathering/retreat trip Hot Tub/Spa READ CAREFULY: leave in respectful condition. All guests must shower before entering the hot tub. Guests must remove all lotions, makeup, and bug spray before entering the hot tub. Only enter with a clean bathing suit, not regular clothing as it can make water cloudy from dyes leaching out by reacting to the chemicals in the hot tub. Do not enter the hot tub if you have self-tanner on. Remove all oil-based products. Never enter the hot tub if you have infections or wounds on your skin. No glass or eating is allowed in the hot tub. Be Safe! The hot tub/spa is not a substitute pool: do not splash water outside of the spa. This kills our wildlife on our nature preserve and quickly damages our hot tub if water becomes low. The Hot tub/Spa has planned and scheduled maintenance to assure a quality experience for all guests. Hot tub abuse will cause the water to become cloudy and/or unusable. If the spa is left in disrespectful condition, the booking guest will be charged a $500 emergency cleaning fee. We will be required to drain, refill, scrub, replace filters, and balance the entire tub of 350 gallons of water on Short Notice. This avoidable water waste violates our sustainability practices. Out of respect for all of our guests, we do not allow any guests to use an unsanitary hot tub. Be mindful. Be respectful. Our cleaners are top notch, and document a clean hot tub with videos and pictures after each cleaning session to assure a quality hot tub experience for all guests. We are very kind hosts, please do make us to charge you this emergency cleaning fee. ● Illicit drugs are NOT permitted. ● Kitchen - Dishes, countertops, stovetop and refrigerator should be clean upon checkout. Remove all perishable, personal food items. Additional cleaning required will be charged at $120/hr. ***No Cooking of Fishy Foods Indoors*** ● Garbage - Please bag all trash. Alert hosts when trash is ready for pickup or keep it indoors within your space. Hosts can grab it from you during your stay, per your request. Or hosts or cleaners will grab it after you leave. Guests may also drive bags of trash up to the top of the driveway and put the trash in the dumpster at the top of the driveway, if they would like to do so during their stay. ● Please leave all linens on the beds so cleaners can quickly identify stains-do not strip beds. ● DO NOT LEAVE TRASH OUTDOORS. This confuses wildlife and can cause harm. ● No Smoking Indoors or On Any Cloth Patio Furniture. (No Littering of Any Butts anywhere on the property. This is harmful to wildlife. Absolutely, do not litter trash anywhere on the nature preserve.) Any sign of smoking indoors or on cloth patio furniture (including odor) will result in an additional $500 cleaning fee. Copper ashtrays are provided on the front porch and rear balcony. ● No candles are permitted due to fire risk. ● No discharging of firearms. ● No fireworks permitted anywhere on the property - this is very stressful and dangerous to wildlife. ● No glitter or confetti. ● No animal companions are permitted within any Ravens Retreat Hocking Hills properties. ● No flushing of baby wipes, body wipes, tampons, or pads- sensitive plumbing will react quickly. Emergency Plumbing bill will be billed to booking guest. ● Fires must be attended by an adult at all times and fully extinguished before leaving the area. Registered guest(s) assumes all responsibility and liability of fires in fireplaces and fire pits. Fires outside designated areas not permitted at any time. In extreme weather conditions, outdoor fires may be prohibited. ● Use of liquid fire starter chemicals is always prohibited; this kills wildlife and causes water quality issues. Hosts will provide a fire starter and a bundle of firewood. If you need more firewood, you can drive 2 miles into town to the local gas station or Youngs Family Market to buy more firewood. ● Missing items are a $30 minimum additional charge such as towels or glasses. ● Quiet hours 10:00pm to 8:00am. No yelling or loud music outdoors. Absolutely have fun but be considerate of our human and wildlife neighbors; this is a private Hocking Hills Nature Preserve. ● Raven's Retreat is not childproofed. Raven's Retreat Hocking Hills is an adult only wellness retreat space. ● We emphasize low light pollution. Many lesser disruptive outdoor lights have already been installed for your convenience. ● This property contains exterior security cameras at the parking area and at the front door. ● No hunting, fishing, or swimming on the nature preserve. Ravens Retreat is a rehabbed wildlife release site with endangered species present. ● Leave No Trace Ethics - please leave the natural surroundings as you found them, which includes staying on marked trails, NOT removing any items from their original environment, collecting and properly disposing of all trash, respecting the trees, wildlife and other guests. ● A four-wheel drive or front wheel drive vehicle is recommended during the snowy weather. ● We treat and use preventative measures in our Retreat Spaces for indoor wildlife prevention but remember it is in the woods and you may encounter insects, a spider, a mouse or other woodland creatures IF doors are left open. Keep doors closed. No refunds will be made because of these encounters. If you notice any issues, alert the host immediately so the host may rectify the issue ASAP. ● Do not leave trash, food scraps, or cigarette butts in the firepit. ● No collection of firewood or kindling is allowed on the property, firewood and kindling must not be gathered on the nature preserve. Host will provide Firestarter and a bundle of firewood. Collection disrupts habitats. ● Amenities such as appliances, entertainment systems, and hot tubs may occasionally require maintenance. If you notice any problems upon checking in, notify us immediately and we will work to resolve them as soon as possible. Availability of these items is not guaranteed and no rental concession or refunds will be given for time without these items. ● The reservation is subject to immediate and non-refundable cancellation if guests become disruptive, unruly, or unregistered guests on the property. ● Raven's Retreat Hocking Hills reserves the right to evict any unruly guest(s), as well as, unregistered guests without refunding them. ● The registered guest assumes sole responsibility for any damage caused to the property. Raven's Retreat Hocking Hills reserves the right to charge the registered guest for any damage to the premises or excessive cleaning ($120/hour) necessary resulting from your stay. ● There are risks associated with staying in a property with many art installations. Should a guest trip and fall, and hit their head on the corner of a sculpture, the guest could become injured. Guests are responsible for their own body functions and behaviors; guests are advised to avoid forcefully contacting any items within the retreat spaces. Ravens Retreat Hocking Hills is not responsible for the injuries discussed in this scenario. ● We urge guests to purchase travel insurance, such as Allianz travel insurance, to protect their trip investment. Life happens. This will lower stress for everyone. Refunds cannot be made outside of our cancellation policy. The retreat is owned by four people and all four people must agree on the cancellation policy. ● There are inherent risks of staying in a natural setting, including falling from a height, limbs/trees falling on the house or deck area, animals, insects, etc. These are risks that cannot be eliminated without changing the essential nature of the experience. All guests are responsible for their own actions during the course of their stay and agree to release, indemnify, and hold harmless Ravens Retreat Hocking Hills/Raven's Retreat LLC, the property owners, agents and employees for damages or injuries to persons, their minor children, domestic animals/pets, or property by reason of any cause either in or around the premises. ● Particulars: Ravens Retreat Hocking Hills/Raven's Retreat, LLC, accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force unforeseeable or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or collapse of building structures.
